North Calgary Real Estate Market
Calgary North real estate lies to the west of Deerfoot Trail and is to the north and east of the city's iconic and historic Nose Hill. It encompasses the mid-century communities of Thorncliffe and North Haven; the boom neighbourhoods of Huntington and Beddington; the hill and valley communities of Coventry Hills, Hidden Valley and Panorama; and the post-modern neighbourhoods of Nolan Hill, Sage Hill, Livingston and Carrington on Calgary's suburban fringe. From new builds to mature lots, condominiums to attached homes, there are hundreds of homes to choose from in Calgary North.
Single-family homes have long been the mainstay of Calgary neighbourhoods, as suburban sprawl has wrapped around Nose Hill and pushed northward. However, the city's drive to densify the urban landscape has resulted in some excellent condo and townhome projects in Calgary North. Real estate prices in this district are as varied as the cloud formations above Nose Hill Park. Redevelopment has yet to impact the market in this district but many homes in the Thorncliffe and North Haven areas have certainly been renovated. There are a large selection of moderately-priced detached and semi-detached homes in the Huntington/Beddington area. Homes in the Panorama Hills, Evanston and Nolan Hill communities have homes in a multitude of price points, with a limited number of luxury estate homes approaching the $1 million mark.
Getting Around North Calgary
North Calgary real estate is extremely accessible with more east/west arteries than what can be found on the south side of the city. John Laurie Blvd NW/McKnight links the North West with the North East; 64 Ave NW/NE, Beddington Trail and Country Hills Blvd each link with Deerfoot Trail. Stoney Trail Ring Road encircles 75% of the city and is completely finished along its north leg. The North is the ideal neighbourhood for frequent users of the Calgary International Airport and those working in the north east manufacturing and warehouse district. The downtown commute is easy from North Calgary, with 14 St NW, Centre St and Deerfoot Trail all direct links to the city's core. During rush hour, the Calgary Transit offers a Bus Rapid Transit (BRT) service to the City Centre. Plans are in the works for an LRT line to run due north from downtown.
North Calgary Community Amenities
The North district is home to the Calgary Winter Club, a private recreation facility built in 1960 with indoor tennis, curling and skating facilities. Nose Hill, the second largest urban park in Canada, has walking trails and hiking paths. Despite being surrounded by urban development, Nose Hill is teeming with deer, coyotes, birds of prey and the occasional bob cat. Pathways through this park connect with Nose Creek Park and the Bow River Pathway system. Country Hills Golf Course is in the North as well, with other golf courses close by. Vivo for Healthier Generation is a multi-purpose, multi-sport recreational complex in the North used by hundreds of North Calgary residents every day. There are shopping areas and restaurants off Country Hills Blvd NW and exciting new shopping centres such as the Creekside Shopping Centre, opening every day as North Calgary communities continue to grow. Many new schools slated for construction in the city will be built in North Calgary.
