East Calgary Real Estate Market
East Calgary real estate is located east of Deerfoot Trail, north of Glenmore Trail SE and south of Memorial Drive NE. It includes the historic communities of Albert Park, Southview, Radisson Heights, and Forest Lawn, which were annexed to the city in 1961. Penbrooke, Applewood, Dover, and Erin Woods are the newest communities in East Calgary. In addition to being affordable, the neighbourhoods in this area of Calgary are culturally diverse and as a result are a large number of rental homes. Foothills, Starfield, and Great Plains districts of East Calgary are completely industrial. The land in this area east of the Bow River is relatively flat and lies under the flight path of aircraft destined for the Calgary International Airport to the north.
The area north of Peigan Trail is all residential, with neighbourhood retail and a large shopping/commercial component located along 17 Ave SE, which has been dubbed International Avenue. This is a nod to the large population of diverse cultures in the neighbourhood of East Calgary where new Canadians are able to find affordable rental homes. Single-family homes, duplex and four-plex structures, and townhomes are the primary types of housing, with some condos and rental apartment buildings. The most modern homes are in Applewood, which features bungalows, bi-level homes, split-levels and two-storey homes with front-drive garages. Forest Lawn and Southview have homes as old as 90 years but most were built in the 1950's. Dover and Penbrooke were built in the 1970's. There are very few if any homes priced over $500,000, with the majority of attached dwellings in the $200,000 to $350,000 range, and attached homes in the $350,000 to $450,000 range.
Getting Around in East Calgary
With a smaller population base on the east side of the city, there are fewer traffic issues along the major roadways of Glenmore Trail, Peigan Trail, and Memorial Drive. There are two main north/south routes through the community, 36 St SE and 52 St SE. The beauty of East Calgary is its access to the Stoney Trail Ring Road on the east edge of the city. Residents can travel to the airport, to the Trans-Canada Highway and to the QEII Highway north and south without the need to travel on busy Deerfoot Trail. The closest LRT Station is located on Memorial Dr NE at 36 St NE, but there is excellent transit service to downtown destinations and to the industrial parks and warehouse district within the area.
East Calgary Community Amenities
When it comes to shopping, 17 Ave SE is a joy to explore. There are fascinating spice shops, noodle houses, bakeries, fabric stores, antique shops, and second-hand shops. Yet this area satisfies every day shopping needs as well, with groceries, pharmacies, gas stations, and quick-serve restaurants.
There are several sports facilities in East Calgary: the East Calgary Twin Arenas in Erin Woods, Bob Bahan Indoor Pool and Ernie Starr Arena in Forest Lawn, and the Max Bell Twin Arenas, owned and operated by the City of Calgary and home to the Junior A Calgary Canucks Hockey Club. The Village Square Leisure Centre is located a few kilometres to the north of East Calgary.
The various Calgary community associations provide social and recreational programming for residents and several cultural associations operate in East Calgary.
There are also many public and separate schools in East Calgary, including Forest Lawn High School and Jack Games High School which offer award-winning vocational programs for willing students.
