No fear of flooding in Riverstone Villas

The Villas at Riverstone in Cranston are out of the flood plain.  That’s the first question that pops into people’s heads when they tour the 36-villa project in the bowl of Cranston in Calgary’s south east.

It’s all well and good to have these beautiful attached homes in a peaceful, adult community in the Bow River Valley very bravely offering walk-out basements, but what about flooding?

Calbridge Homes, builder of the Villas at Riverstone, and Brookfield Residential have each done their due diligence.  The waters of 2013 did not reach the area where the homes are being constructed.  There are no extra insurance requirements, no need to mount your furnace on the wall or to put your electric panel on the main floor.

So, now you can check out this community in complete confidence and enjoy what you see and imagine your life in the valley.

About the Villas at Riverstone

The project is located on Cranbrook Drive S.E., down in the valley from the escarpment and close to 360 acres of environmental preserve.  This adult community is part of Brookfield Residential’s Riverstone subdivision, part of the greater community of Cranston.

Rumour has it that there are just 16 units left.  There are a few floor plans to choose from, priced from the $740s with the most luxurious model close to $1.2 million.

The Sunstone is the smallest model. The Sapphire the next largest offering with the largest home model called the Silverton. It offers 1,699 square feet on the main and 1,217 on the walk-out level.  There are three bedrooms, two and a half bathrooms with high ceilings, banks of oversized windows, a chef’s kitchen and custom basement development.  Each home has a one or two-car front-drive garage.

There are not many brand new villa-style developments offering maintenance-free living currently under construction in Calgary, and none at present in the far south part of the city.   Finding land along the Bow River is become more rare, and the Villas at Riverstone offer a unique opportunity to live this close to the river, looking out onto Fish Creek Park.  Each home has a deck off the kitchen and a patio outside the walk out to maximize the enjoyment of this location.

Area Amenities

Just minutes from the Villas at Riverstone is the Bow River Pathway system.  Ambitious residents can technically get on their bikes and ride throughout Fish Creek Provincial Park, up to the Glenmore Reservoir or even downtown.

The South Health Campus Hospital is just minutes away.  Up the hill from the Villas are amenities at Cranston Market such as a gas station, grocery stores and restaurants.

Across from the market is Century Hall, a community centre for residents of Cranston that offers meeting rooms, banquet facilities, a gym and a gated park area with tennis courts, an outdoor hockey rink, a basketball court and a playground with a waterpark for kids.

Nearby Seton is an exciting new community which is soon to have hotels, a large recreation centre and many more restaurants.
