Make a list of all the features you'd like to have in a condo before you start searching for one. When you're out and about looking at the different condos on the market it's easy to forget exactly what you were looking for in the first place. When you're out shopping for a Calgary condo there is something that you need to understand. The view that you're looking at from the balcony or the window may not be exactly the view that you'll see in a few years’ time. Unless you specifically sign a contract for a condo with a protected view, you may end up looking at another concrete building in front of you later on down the road.


The breathtaking view that you're looking at now must be lawfully protected to ensure that you can still see the sights from your window later on. If a view is one of the features that you are absolutely looking for in your new condo it's best to mention it right at the start of the dealings with your real estate agent. This way, you can make sure that there are environmental restrictions or building regulations that prevent other high-rises from going up and obstructing your wonderful view.


Your real estate agent can also find out about municipal zoning laws for you. There's more involved in buying a home than finding the right property and qualifying for the mortgage. It's smart to protect against different types of loss, although it's not mandated by law. It's not always easy.


Required Coverage


Prospective buyers all realize that there are more costs attached to a home purchase than the mortgage and the price of new furniture. Insurance is one of those costs, and it's important to be aware of requirements that protect the lender, as well as assessing the need for additional coverage to protect personal interests and capital investment.


Mortgage Default Insurance


A mortgage default policy, commonly known as CMHC insurance in Canada, is required for all loans with down payments between 5 and 19.99. Premiums are calculated on a sliding fee scale that takes into account the price of the home, the amount of the down payment and the length of the loan term. Payment are made for the duration of the loan, &quot;bundled&quot; with principal, interest, taxes and other standard monthly charges.


Three Canadian companies provide CMHC insurance and, as of March 2017, rates varied between 4 and 2.80.


Property Coverage


Most lenders also require that buyers show evidence of property coverage insurance in an amount at least equal to the dollar amount of their investment, either the loan amount or structural replacement value. Regardless of the dollar amount, owners should assure that their property coverage is adequate to repair the structure in case of loss. It may be less that the appraised value, however, by the dollar amount of the land. Because building costs vary from one area to another, rates also vary.


All insurance is a form of risk management. It's not easy to manage all possible risk, but a knowledgeable insurance agent will help design coverage to meet specific needs. There is no &quot;one size fits all&quot; coverage; Ask pertinent questions.


Comprehensive


This most inclusive type of insurance covers the structure and its contents, up to the limits an owner chooses or a lender requires. It is important to understand the limits of coverage, and the terms that are used. The Insurance Bureau of Canada lists &quot;insured perils&quot; such as &quot;aircraft and vehicle impact,&quot; explosion, fire, lightning, riot and theft,&quot; among others; and &quot;uninsured perils&quot; that include such things as insect and rodent damage, earthquakes, floods, war and terrorism, and damage caused by &quot;critical acts&quot; of the owner. Optional coverage is sometimes available for some perils, including earthquakes and sewer backups.


Named Perils


A type of insurance that covers only what is specifically stated in the policy. Although not as inclusive as a normal comprehensive policy, this is often a less expensive option, and can be a compromise for owners who can assume a greater personal risk.


Broad


Another economical option: This type of policy includes coverage on &quot;big-ticket&quot; damage to the building, but stipulates specific perils that would constitute a claim for the contents.


No Frills


Offered by some companies for property that does not meet standards for standard insurance. No Frills coverage is a limited option solution, and may represent a temporary solution for some owners.


Personal Liability


Sometimes termed &quot;slip, trip and fall&quot; coverage, this is a wise choice to limit owner liability for injury to others that may occur on the property. In a litigious society, it offers valuable protection against financial ruin.


Additional Considerations


Property insurance is not mandated by law, but because a home represents a major financial investment, it would be unwise to be uninsured. There's also the option of a home warranty to protect your home. It is important to maintain records of improvements, and adjust coverage when property values rise. Adequate personal property coverage is also vital; Maintain an inventory of furnishings and antiques, art, jewelry and collections, and update values as needed.


Important Coverage Types in Calgary


Different areas of the world often have different climates and weather trends, which means the people who live in those locations often have different needs in terms of coverage in the event of a natural disaster. For those looking to insure a Calgary home, it's important to know what sort of coverage options are available to you.


Calgary Flood Insurance


Many homeowners that have house insurance are going to be shocked when they hear that their coverage does not include floods. Here is Calagry, in Alberta and in the rest of Canada there is no insurance company that provides coverage for flooding for residential properties.


Businesses and vehicles can get this type of coverage, however, which will be welcome news for many. A lot of cars and trucks were destroyed as flood waters poured into them and many had to be deserted since they could not travel through the high water levels found on the streets.


There was a time years ago when flood insurance could be purchased in Alberta. The problem was that only homeowners that were close to a flood plain would purchase it making this type of insurance unaffordable since so few were buying it.


The only type of water damage that can be claimed by a homeowner is damage that has been caused by the escape or the backing up of water from a septic tank, sump pump, storm drain or a sewer. This type of coverage is only available as an extension from most companies.


Businesses, however, are offered flood insurance on their policies from most companies without an additional charge. Usually the deductible is higher for a flood claim than other claims but in a situation like we've seen today, the deductible won't seem like much to any businesses in Calgary that have received extensive damage from the flooding.


Flood damage for vehicles is available as an option for automobile insurance. You'll have to look through your policy if your car has been damaged to find out if you have purchased this type of coverage for your vehicle.


Calgary Insurance for Hail Damage


If you have a home that was recently damaged by hail, you'll need to check your insurance policy to make sure that you are covered. Here in Canada, most of the insurance providers offer wind and hail damage and some automatically include this damage in all of their policies.


To find out whether you are covered or not, look at your policy exclusions. If you don't see wind or hail mentioned in the list, you're insured. If you have an insurance policy that names perils, check to make sure that wind and hail are on the list.


Most policies also provide conditions in the coverage. For example, if your roof or siding was close to reaching its life expectancy before the damage occurred, you might not receive the full replacement cost. As well, depreciation may be applied for wear and tear. If your siding was already well-worn, for example, it's assumed that it would naturally be more susceptible to damage.


In most cases, manufactured and mobile homes aren't covered for hail damage. If you aren't sure whether you are protected or not, it's always best to call up your insurance provider for verification. Sometimes it can be extremely difficult to understand the wording in your home insurance policy.


If you find out that you are covered, your insurance company will walk you step-by-step through the claim process. If your home is currently up for sale or you are closing on a home that may have been storm damaged, it's important to get a hold of your lawyer and real estate agent right away. It's also necessary to get the claim started immediately so that the information can be passed on to the new homeowner through his lawyer or real estate agent.


Everything needs to be properly documented since all claims stay with the home. Even when home ownership changes, the repairs will still be completed and the claim will be honoured. When the claim credit comes through, you may want to consider upgrading your vinyl siding to hardie board. This type of board is naturally resistant to storm damages, insects, corrosive salt, fire, mold and rot and comes with a 50-year warranty.


Do Your Research When Insuring a Calgary Home


Always consult a reputable agent for insurance needs; understand all the terminology, become familiar with claim procedures, and keep all insurance documents for your Auburn Bay home in a safe place.

A vacation home can be a wonderful thing. You'll have the opportunity to get away and explore somewhere new, and you'll also be able to avoid the high costs of a motel. Especially if you vacation in a very popular area, getting a motel room for a few nights could really add up. With a home in that location you won't have those costs, but you will have other expenses that are important to consider. One of those is the mortgage payment, and when you finance a vacation home it's not quite the same as getting a mortgage on the primary residence where you spend the majority of your time.

Recreational Real Estate Market in Calgary Is on the Upswing


A recent survey polled Canadians from one end of the country to the other to find out their thoughts on recreational property. People that either own or have the intention to purchase a property for recreational use were included in the survey. 


Nationally, this real estate sector is doing well and according to those polled, one of the reasons is due to low interest rates.


Of the people questioned, 82 said that interest rates would have an influence on their buying decision for recreational property. Another 58 said that they felt that it was urgent to purchase this type of property before the interest rates go up.


Even though many Canadians are facing economic and financial uncertainty, Canadians still recognize the value of property that is deemed for recreational purposes according to Royal LePage chief executive and president, Phil Soper. He added that the market for recreational properties has remained resilient and stable unlike the highs and lows that have been seen in many Canadian urban centers.


In Alberta, the average price for a 1000 ft.² three bedroom cottage, with land access on the waterfront, can range anywhere from $110,000 up to $650,000 while the average nationally can range from $177,500 up to $625,500.


The overwhelming demand is for lakefront property. According to the survey, 41 of those polled that had the intention to purchase said that this would be their first choice when it came to recreational property. Second in line was property in the woods or mountains at 17 while a recreational community condominium came in third place at 13.


Of the people surveyed, 50 believed that prices for recreational properties would increase while 32 thought that they would remain the same.


Do You Want to Own Your Own Vacation Cottage?


Across Canada, people are ready to sacrifice some things in order to own the cottage of their dreams. According to a survey that was run in April for Royal LePage by Leger Marketing, Canadians want to own a recreational property and are looking at buying one within the upcoming five years.


The survey showed that 32 would be willing to alter their spending habits in order to own a cottage while another 22 would be willing to make a purchase along with other family or friends. Of those asked, 25 would consider purchasing a fixer-upper cottage while another 23 would buy a piece of land with the intention to build a cottage on it in the future.


Many Canadians would like to own their own cottage but they need to be able to budget it into their finances first. There are ongoing costs that go along with cottage ownership, just as with home ownership, that can include property taxes, mortgage payments, condo fees, utilities etc.


Some people like the idea of owning a cottage since they'll be able to rent it out to help make the payments. You'll need to make sure, however, that there are no bylaws in the area that restrict the renting of the property in any way. If there are no restrictions in place, renting out the property can be a fantastic way to improve its affordability.


Of those polled, 10 that currently own a cottage said that they would want to rent it out while 83 said that they don't do it. Types of Properties

It must have a foundation that's below the frost line, whereas a Type B property can be built on a floating foundation (e.g., on cinder blocks).


Type B properties need running water, but they do not need a heating source. A Type B property usually has a maximum loan amount of $375,000, though this amount may be raised depending on extenuating circumstances. Down payments for Type B properties must come from either a savings or retirement account, existing home equity, or proceeds from a previous Evanston property sale.


Upkeep and Maintenance


Taking care of a home when an owner isn't there requires a lot of coordination and time. If there's a major storm, an owner will need to either have a designated person to care for the property or they'll need to drop their plans to head with the problem. One thing that may help is letting friends and family stay at the home periodically from time to time.


Both types of property can be loaned out to people, so long as they're not being charged rent. However, even this may not be enough to keep the property up to code, especially if renting in a heavily regulated area. There may also be new tax laws introduced in the area as time goes by that an owner may or may not be able to pay for.

Are You Dealing With Snow Removal Issues on Your Street?


This has been a crazy winter so far and we're just at the beginning of it The snow in Calgary has become a giant problem for a lot of people but the city finally has put a plan in place to get things handled. 


City contractors have been called out in force to help clear away the ice and snow that is leaving some of the streets in Calgary impassible.


It's the first time the contractors have been called in to help remove the built up from streets in residential areas. The city had to do something about this since it has run out of room to pile all of the snow.


The crews are going to go from one community to the next in order to remove the piles of snow from the streets. The contractors have been arranged into 16 different squads that consist of at least a tandem truck and a front-end loader. The goal is to remove the snow from the streets in residential areas in all 4 sections of the city.


It's going to cost about $6.7 million and it will take close to a month to finish the project. Residents will be asked to move their vehicles from the streets and advance notice will be provided the night before on the city's official website, www.Calgary.ca.


The crews will be concentrating on clearing a pathway down the street that's wide enough to get by and will be clearing the sides so that residents can park their cars. It won't be a curb to curb clearing though - it will be a main passageway with room to park on the sides.


The contractors will be clearing priority one and priority two routes first and then will start to clear the residential streets. The problem with this plan, however, is that when a new snowfall occurs the crews have to go back to the priority one and priority two routes again. The best way to get caught up on all of the snow clearing is to have some type of break from the snow so that the plan doesn't have to get reset with every new snowfall.


East Village Community Snow Clearing


An interesting idea has developed in the East Village community regarding the snow clearing problem there. Wendy Lees operates an art program there and saw seniors having a difficult time at one of the intersections in the area. She bought a couple of snow shovels and placed them at this intersection and put a label on them letting others know that they were community shovels.


She left them there and within a 15 minute time span someone picked up one of the shovels and started to clear some snow away. Since then, different people have been picking up the shovels and using them and the shovels haven't disappeared yet.


It was a wonderful community experiment and so far it seems to have worked. Having the shovels there makes it convenient for people to just pick them up and clear a path when needed.


It's Time to Clean out Your Eaves Troughs


The time of year has arrived here in Calgary when you should be cleaning the eaves troughs around your home. Although it's not a job that's particularly enjoyable, it's one that needs to get done nevertheless.


As the leaves begin to accumulate in your eaves troughs they start to decompose. Soil builds up over a matter of time, the troughs will get partially blocked and your drainage system will work poorly. Once this blockage gets too bad it will cause ice to dam during the cold winter months. Once you have heavy ice, along with the decomposed leaves that have turned into soil weighing down your troughs, they will eventually get pulled away from your fascia. This, in turn, can cause major damage.


When the eaves troughs get pulled away the water can go anywhere. You may find water leaking through the attic or it may decide to run right down through the house. Basically, it can cause a major mess, which can add up to thousands of dollars in repair bills.

If you've been thinking about selling your home in the spring you’ll want to make sure that no water damage occurs to during the winter. This is one of the first things that house inspectors will be looking for and one of the factors that can drive the asking price down considerably when you put it on the market. Even if you haven't noticed a water leakage problem during the winter, you can be certain that the house inspector will notice it when it comes time for a sale.


Slow drainage is not the problem that you're confronting when you're cleaning out your eaves troughs. It's a total blockage that will cause this disaster to happen. As long as your eaves troughs are still draining you'll just have water running down slower than usual. It's a complete eaves trough blockage that you're trying to avoid here and the only way to do that is to get your troughs cleaned.

On average you'll need at least  $25,000 to get into a new home in Calgary and for somebody that is still paying rent while saving for this down payment, it can be tough.


Most people in the rental market are paying high rent payments every month and don't have a lot of disposible income left over. A low price of $1,000 per month will get you a one-bedroom apartment in the city but it won't be in great shape and may not be in the most desirable location. For anything better than that, you'll have to dig a lot deeper to meet your regular payments.


The other problem is that these $1,000 monthly apartments are in high demand and it's difficult to find one available in Calgary. As soon as a lower priced apartment is advertised it is grabbed. Most Calgarians that are looking for a rental will have to pay a higher price for their humble abode and this can get quite costly.


Even the higher priced units can be very difficult to find nowadays. The rental market has been overflowing, especially since the June floods, so finding any kind of apartment in the city can be a challenge. With so many people still migrating to Calgary on a continual basis, the market for rental units is in a continuous state of overwhelm.


If you're tired of paying high rent and are having a difficult time breaking into Calgary's housing market, there is a solution available. There aren't a lot of lower-priced condos available available right now in bedroom communities like Cochrane and Airdrie in the $160,000 range. 


For that price, you can often find a great condo in a nice part of town. The commute into the city isn't really all that bad and once you start living in one of these smaller towns you may just find that you love the lifestyle more than living in the city. At the very least, you'll have taken your first step into the housing market and will now have the opportunity to start building up equity that can be put towards a housing upgrade in the upcoming years.


The Majority of Renters Would Prefer Home Ownership


In a recent study that was conducted by Altus Group Canada, a Canadian real estate company, about 80 of renters under the age of 50 would prefer to own their homes. Only 20 of the survey participants said that they rented a property because they didn't want to take on the responsibilities that go along with home ownership or they preferred the lifestyle.


Just about 80 of the participants were holding back on a home purchase for reasons that included:




Afraid of not being able to qualify for a mortgage


Feeling that now isn't the best time to make a purchase


Haven’t been able to save up enough yet for a down payment




Most people do want to eventually become a home owner. Whether it's financially possible or not, the vast majority would still prefer ownership versus renting. The findings from the report also dug a bit deeper based on information from Statistics Canada.


This real estate firm concluded that there are currently about 650,000 renters under the age of 50 in Canada that would be able to afford a mortgage of $350,000. These figures are based on a 3.75 interest rate on a 30-year term.


Of course, a 30 year mortgage is no longer available and many renters will only be able to scrape together a 5 down payment. In this scenario, with a 25 year mortgage at 4.79, approximately 250,000 renters could afford a $350,000 home.


According to Altus, about 300,000 people were purchasing a home for the first time from 2009 up to 2013. About half of these buyers ranged in age from 25 up to 34. The average cost for these first homes was approximately $268,000 while the average price for all buyers was closer to $303,000.

Some people are able to find studs by knocking on the walls. An area that has a stud can sound deeper and less hollow than an area without one. You can also measure the distance from an electrical outlet cover plate since the plug will be mounted to a stud.

Should you Try Bobsleigh at WinSport in the Canada Olympic Park?


For an older generation when you think of the bobsleigh the movie The Jamaican Bobsled Team comes to mind. For younger people maybe you just know bob sledding from the Olympics. Either way it does not look like it's for someone who doesn't enjoy speed. If you are considering trying bobsleighing at Winsport then you should know a few things. Four people fit into one sleigh and it goes very fast down a slick track of snow.


You will need to watch a safety video before you even start your journey. You will wear a helmet and be shown how to hold your shoulders and neck to prevent any injuries. There won't be an opportunity for you to run and jump in, you will climb in a very still sled and be pushed. There will be someone in the sled with you as well who has experience. This is your driver so you know you will be safe on the way down.


The ride really lasts for sixty seconds but it seems like so much more. The 5G forces are going to push you down and make it hard for you to hold up your head. Starting off slow you will accelerate as the ride goes on and by the end you will probably be happy it didn’t last any longer, but what a rush you will get from it. If you like to do things that give you an adrenaline rush then you should definitely try this out, there’s really nothing like it.


Obviously if you have back problems you shouldn't do it. There are about fourteen turns and you will get a little knocked around, but if you're in good health go for it


Bobsleigh isn’t for everyone, but it is a lot of fun for anyone willing to give it a try.
